Evaluating Your Home

Selling your home begins with an evaluation of its condition. The KT Team will help you identify any cosmetic or functional issues that need to be resolved or make suggestions on upgrades that may enhance its value.

In the case of some problems, disclosure to potential buyers may be necessary. That being said, the KT Team will ensure your home is in the best possible condition before selling to ensure you receive top dollar for your home.

Getting Market Ready

Whether or not your home sells depends on how you prepare it. The KT Team can help you decide whether maintenance and repairs, renovations and upgrades, and staging are needed. There are many small changes that can be made to make the home market-ready. From clearing clutter and fixing maintenance concerns, to updating paint colors and improving the landscaping, the team will help you narrow down what needs to be done to make your home attractive to sellers.

Listing Your Home

When your home is ready to be put on the market, the KT Team will make sure that the process is fleshed out seamlessly. Your home will first be listed on the local MLS and sent out to brokers in the area. Then, a comprehensive analysis will be made on what the best advertising methods are to reach the most potential buyers in your target market. The KT Team will create and implement a plan to market your home to ensure it sells quickly and for the highest price possible.

The Asking Price

Nailing down an asking price can be a difficult task, especially with the uncertainty of the market. In determining your home's list price, the KT Team considers many factors including local market conditions, location, condition, age, supply, and demand. In addition, the KT Team will conduct a Comparative Market Analysis (CMA) of recently sold homes that are similar to yours. They also suggest an appraisal of your home to make sure you’re asking the maximum amount possible for your property, while still making it attractive to buyers.

Appraisal and Inspection

Once you’re under contract, the buyer may decide to order a professional home inspection and appraisal. Depending on the outcome, you may enter another round of negotiations until a final agreement is reached. Oftentimes, you may have the option to complete the repairs requested by the buyer, so the next round of negotiations results in an optimal selling price. The KT Team will be by your side to work through this process with you and ensure you’re getting the most for your home.

Closing

It’s finally closing day! The buyer’s agent will provide you with the final word that they are approved and committed to closing on the sale. You will then sign all of the required paperwork. This process typically takes one to two hours. After the closing, paperwork is signed by both parties and your title company will wire the net earnings from the sale to your bank account. The KT Team will ensure that this process is successfully completed. Congratulations, your home is now officially sold!

Receiving Offers

Soon after your home is listed, you'll receive offers from interested buyers. When an offer is received, you have the option to accept, counter, or reject it. If you decide to make a counteroffer, the KT Team will help you go through the negotiation process until an agreement is reached. Negotiations are often complicated so having a professional by your side is important. The KT Team will help you factor in the sale price, concessions, and financing when entering the negotiation phase. Once an agreement is reached, your home will officially be under contract.
